Keeree’s THB100bn ‘Baan Chao Thai’ (บ้านชาวไทย) marks property comeback

Mr. Keeree Kanjanapas, (คีรี กาญจนพาสน์) Chairman of BTS Group, has announced a major return to the property sector after more than 30 years, unveiling a THB100 billion investment plan over two years under the “Baan Chao Thai” (บ้านชาวไทย) project. The initiative aims to expand access to home ownership for Thais who have long been excluded by high prices and limited loan access.

Mr. Keeree described the project as a “personal mission,” driven by the belief that housing is a basic necessity that should be reachable for ordinary people. The project focuses on offering quality homes at prices around 30% below market value, under the concept of “instalments close to rent, but with ownership,” in cooperation with the Government Housing Bank (GH Bank).

Two pilot projects worth a combined THB25 billion will deliver more than 12,000 units. The first, D:CODE Sri Nakarin, is a low-rise condominium near the Yellow Line, with prices starting at THB1.89 million and no down payment required. The second, D:CRAFT Khlong Luang in Pathum Thani, offers units starting from THB1.6 million. Both projects will provide fully furnished units with electrical appliances.

GH Bank will support lending with interest rates starting from 1.54%, no down payment, and repayments beginning only after completion, at levels comparable to rent.

Future phases will expand to other areas, including Bangkok, Chon Buri, Nakhon Ratchasima, and Kanchanaburi, targeting groups such as young workers, families, and older adults.

“Baan Chao Thai” (บ้านชาวไทย) reflects a shift from profit-driven development to people-centred housing, aiming to give more Thais a real chance to own a home and improve their quality of life.
